Making smart space for water in Hoboken

In Zeelandstraat, property developer Matexi is planning a new residential development comprising 47 apartments. The site is located in a low-lying area of the neighbourhood, which calls for particular attention to a well-considered water management approach during extreme rainfall events. To ensure that the new development does not place additional pressure on the existing situation, Matexi commissioned Witteveen+Bos to design an integrated water solution.

We analysed the site and developed a water strategy that not only safeguards the project itself, but also delivers clear benefits for the surrounding neighbourhood.

A project that forms part of the solution

During peak rainfall events, water from the surrounding neighbourhood naturally collects on the lower-lying site. That is why the design deliberately provides sufficient space. By capturing and managing this water in a thoughtful way, we create a water-safe development.

Future-proof site design

We reshaped the ground level so the site itself functions as a buffer. This soft intervention gives rainwater room, instead of pushing it away towards neighbouring streets and properties.

Simulations show that this approach keeps the surrounding area just as safe as before, even during very extreme rainfall events, which are becoming more frequent due to climate change.

Water as added value

The site integrates a smart combination of:

  • green roofs that retain rainwater for longer and provide cooling;
  • permeable paving that allows water to pass through rather than blocking it;
  • rainwater harvesting tanks that reuse rainwater for sanitary applications in all apartments;
  • a large green water zone that captures rainfall from both the site itself and the surrounding area, allows it to infiltrate slowly, and creates a calm, high-quality visual environment.

This approach ensures that all rainwater is managed on site. No overflow, no added pressure on the sewer system, and no extra water on the street. Exactly what a densely built neighbourhood needs today.

Matexi, in turn, can build safely and with peace of mind. The building plinth is positioned higher than the expected water levels during extreme rainfall, with additional margins for the future. The project remains protected, without creating additional risks for the surrounding neighbourhood.

Impact beyond the project boundary

By combining nature-based solutions, water-sensitive design and water reuse, this development demonstrates how urban densification and climate resilience can go hand in hand.
